Good building managers inspect the building regularly, found the problem before residents notice, fix the problem and reduce the damage before it turns worse.
They have vested the interest in the building and care for the building; they are the owners and committed to serve for the building for a long time.
Bad building manager just sitting in the office, a problem won’t be found until residents make a complaint.
They are just employees, which have no commitment to serve for the building for a long time. They maybe leave because “get another job” or “sacked by the company”.

Who can coordinate those removalists may arrive and finish at anytime?
Lock the lift and protect it with curtains, remove the curtains and unlock the lift, check the corridor and lift to ensure it’s clean.
The convenience of 24/7 onsite management to resolve any issue immediately before they become known.
The convenience an immediate action management offering (issues are resolved immediately with minimal disruption to residents - eg. Inappropriate visitors, Human and Pet uncleanliness, Noise Complaints, Pets, Security).
