请教一个关于Land Tax的问题:

Mr & Ms有两个投资房A (taxable value $615,000) & B (taxable value $425,000) 在维州.
情况1
Property A是Mr & Ms 50% joint ownership
Property B是Ms 100% ownership
Assessing Stage 1 Joint assessment
Mr & Ms: Tax of $615,000 = $1,050
Assessing Stage 2 Individual assessment
Ms:Tax of ($615,000/2 + $425,000) = $1,637.5
Assessing Stage 3 Joint ownership deduction
Ms:-(Tax of $615,000) / 2 = -$525
家庭 Total land tax = $1,050 + $1,637.5 - $525 = $2,162.5

情况2
Property A是Mr & Ms 50% joint ownership
Property B是Mr & Ms 50% joint ownership
Assessing Stage 1 Joint assessment
Mr & Ms: Tax of $615,000 = $1,050
Mr & Ms: Tax of $425,000 = $625
家庭 Total land tax = $1,050 + $625 = $1,675

请问以上两种情况的计算过程正确吗?如果没错的话是不是可以得出结论:夫妻拥有两套以上投资房,全部是 Joint ownership 最节省 Land tax?
