这个租客一点都不省心,各种要求不断,之前有很荒唐的,说是空调插座插不进面板,不匹配(想想怎么可能,安装前房东空调是摆设),空调遥控器不工作(电池没换)。最近的一个邮件是这样的。()里是中介报告时的注解。中介也是各种over charge.
现在想问的关于有些窗户不能打开,我觉得中介是夸张了,门不能打开有消防的隐患,窗不是所有打不开,有些窗户就是一半固定的,难不成也是要完全打开?有知道QLD出租的说一说?
另外大家觉得哪个要求应该考虑修。gutter目前也不打算修,我想不通这种逻辑,房子是两层的,首先租客怎么断定是gutter堵了。下大雨急了水一下子没排走的可能性大,我不明白gutter真的堵了,中介说要流回屋顶,难道不是沿着屋外流下来?唯一有可能的破坏是地基,因为积在地下,怎么也不是天花板破坏,受潮呀。

中介后来一个邮件。

The garage door remote has had the battery replaced , and although you had a building inspection prior to purchasing the property the doors may not have been checked if the electricity was not on.
Under section 185 of the RTRA act once again this is a major breach of security for the tenant, the windows need to be attended to this is a huge fire & safety risk, and the as per the Fire Legislation all doors and windows must be fully operational at all times to ensure the safety of all tenants and any visitors to the property.
The blocked gutters will cause more damage to the home as it is raining at the moment and if they are totally blocked the water will run back into the ceilings and damage them and cause a mould problem.
