悉尼内西区和靠海的房子问题

闷闷

看见内西区burwood strathfield等一些地区的房子,600-1000平方米的房子价格到1.5-2m,而且还是旧房,这个价位也可以在海边买个房子了,怎么还有人买呢? 海边的房子也不是一定很受欢迎的么?

I will be shocked to see 600sqm old house sold for >1.5m in above suburbs. Brand new ones, possible though must be of very high spec.

海边这个概念也太笼统了，还岸线这么长，而且海边的房子离海有多远？有没有好的海景？。好的地段的海边房子，这么大的地，如果有海景，估计不会低于3m吧？

买房子啊

BURWOOD不行， STRATHFIELD有很多2M＋的房子。。

去PALM BEACH那边买吧， 3M左右就有海景房子了

I have never seen a old house with 600sqm land sold for $2m in Strathfield. It has to be a large block.
$3m will be stretch in Palm Beach.
Unless LZ is referring to those older style Federation style houses. Those one built in old days are very high spec and cost double or triple of those current new brick veneer houses. Roughly every 10 yrs older cost $100k more to replace.

好像就上周， BURWOOD一个九百平的很旧的房子，是250万卖掉的。。。买主看来是中国人

个人认为对于一个房产的价值，最主要的还是location，之所以现在burwood strathfield房价较高，是因为相对地理位置的优势，以及交通上的便利。对于海景物业我到并不认为一定会受欢迎，澳洲四面环海，有大量的海景物业价格一直很低，也并不见得就会有大批的人士追捧。

这个我也看了,好像是个香港人拍下了.当时一个老外和这个香港人对台,港人出价毫不犹豫,直接有压倒对方之势.老外其间犹豫了几次,被中介游说之后勉强顶了几次,就败在了250m附近

PALM BEACH离city太远了,如果要唱唱歌不太方便
如果海只用来看我觉得花那么多钱也没什么意思,除非能开船出海
老外是不是city附近一个房,很远的海边一个房,当作周末玩耍之处

I think what you buy depends what you need. If you need to live conveniently then choose the house matching your life style. If you want capital gain, then choose northshore or east suburb.

If you have 2M, I think you can consider some suburbs around Chatswood. As far as I know, u still have some options there.

The reason I don't think inner-west is good is simply because it's too crowded. Normally, the land of the house is around 400sqm. And because it's too crowded, you can find all kinds of people there, which makes those suburb not safe enough. If you have chance, drive around at weekends. You'll find out the difference between areas.

Before you do anything pls make sure what you want and what you need.

Burwood的房子是给Chinese 炒高的，海边房子是好，但有没有Chinese shops 和 Chinese Resturants，他们不愿意去，特别是新过来澳洲的人

strathfield那片大house区确实不错啊，和火车站那完全是两个世界的感觉

inner west就算cottage什么的都要50w以上了，随便一个像样点的所谓house都上60w，其实门面就是一个门两个窗，好点的有个车位。1000平好点的房子卖1.5m，太正常了。

One of my colleagues (Korean) bought a house in Strathfield a couple of months ago. 1.6m. Brand new house. 5 bedrooms; around 700sqm

While...I don't think I will buy it because I'm not Korean (Korean likes to live in Strathfield, Homebush etc )and I don't like to live in crowded area.

Why LZ only considers inner west or beach?
