Thanks!I am planning to move to investment property this year, then sell my house--it may take up to few month.
So if I pay $2000/m for interest, pay $1500/m for renting my own investment property, I can't claim $500/m NG?

I am so sorry I am a bit slow !
What I want is I live in my own investment property, meanwhile renovate the investment and claim NG, also sale my house, then turn investment property to primary residence.

Once you live in your property, it is not investment property any more and any expense including interest, renovation will be for domestic purpose. expense will not be deductible.

ATO does not allow you pay yourself rent (for tax purpose). can't reminder what is the principel called?

You can, but make sure you pay your rent on time. otherwise, you may be thrown out by your landlord which is yourself.

If I live in investment property for short time while I am selling my house, can I not let ATO know,say I don't change address, pretend I am still living in my house( in fact, no one lives in), only tenant( actually its me) lives in investment property and pays rent? Did I make sense?

I think if you really want to do that, you can. but better pay property agent some money for the period of time to cover up. :) so the payment goes around from you to agent, then agent pays you back to your investment property.
