First home buyer ~ investment property question?!

If for a first home buyer buys an investment property, will he entitle to give the First home Grant ($7000).  I am deciding to buy a unit and live for half year and then rent it out.  Under this circumstances, when I ask for a home loan, i should say is for self used property or investment, as meanwhile i only want to pay interest only~.....

Also, normally if annual income is only $50,000, how much max loan amount i can ask for??  

And, which bank will you guys suggest for a small amount loan?
