6、洪灾影响区房产下降,之外地区房产上涨
Brisbane and all the regional cities and towns affected now must face a monumental clean up and rebuilding program
Displaced residents must replace houses, cars, clothing, footwear, white goods, furniture, computers, phones… and the list goes on and on
Motor vehicle manufacturers, retailers, builders, carpenters, engineers, painters, roofers, tilers, gardeners, doctors, counsellors (to name but a few) will be in demand and busy for years
Many thousands of new workers will be drawn to Queensland. They in turn will create additional new demand (as above)
Housing demand will skyrocket as a result of displaced residents, the influx of new workers and the destruction of so many dwelling these past days and weeks
With the dramatic slashing of housing supply and spiking of housing demand rents and values will be pushed up
Future demand for those properties rebuilt within Brisbane’s flood zone will likely soften. This will push up the value of properties outside the flood zone
The above economic snapshot is before we factor in the mammoth infrastructure rebuild required and the new dams that should now be constructed |
