今天发了EMAIL去NAB的贷款顾问,问了关于Split Loan 和 有关只付 Interest Only 的事情,粗体部分是我的问题:
1. Can I apply for split loan at this stage, like 40% fixed, 60% variable like Westpac does?
Under the choice package we can split you loan into two portions, this will be covered under your annual package fee.
The fixed rate loan has a couple of other fees -
If you pay it out you will also have a prepayment fee of $360 on top of the $900 early exit fee.
Please note that the rate discretion approved above the for the tailored choice package variable rate 100% offset loan only for $300K.
If you choose to split the loan this rate discretion may not apply.
2. Can I pay my home loan with 'interest only'; because I may transfer this residential property into investment property after 4-5 years.
You are eligible to have an interest only loan, but again as the product would change the approved rate discretion above(5.75%) may not apply.
Your loan can be converted at a later date when the property becomes investment, in which then you would need to renegoiate your rate discretion.
In the meantime it would allow you to build equity in the property for future lending. I do recommend that you speak to your accountant in regards to the taxation implication and a financial planner in regards to your plans in the future.
还请高手给参考一下,我的理解是Split Loan 不适合贷款30万左右的,而且 只付 Interest Only 的话,你的利率可能会相对高一点(银行给我的是折后5.75%),还请高手帮忙解答一下!
