这房子已经卖掉了,under contract,标价55-57,实际肯定超过上限,也许在60左右了

yes,I just called the agent saleman, he said that this one had been sold. i am wondering how much he got?
as we know, 55 -57 is so cheap for this big block and this location. if pull down this old house,maybe it is enough to build 3 unint or tw

just say you own a place in the neighbourhood, usually agent will be happy to tell you how much it is sold for.

I am regreted for missed this opportunity if this one sold at 55 roughly, I would like to give 58 or more but now is too late.

hahaha, it is a really smart idea. maybe you can help to call him, cause he had speaked to me just now,he knows my voice and my number.

this one just put on the market last week, then sold so quickly, unbelievable.
the feeling is like, I am walking on a street, meet a charming girl, the other is coming to me too,after I enjoy seeing the first one, the second one is far away from me already......

记忆中同一条街上的10号上个月拍卖才卖了51万,很破的房子但有600多的地。ashwood especially below high st area其实还是有便宜的房子但可能一些TX喜欢住新房所以不屑这些老房子。我前几个月也在ashwood买了个破房,乍一看都不能住,但实际上花3-4万装修一下后性价比比买renovation过的房子高多了。个人经验仅供参考

How do you know 10号上个月拍卖才卖了51万?
as I know the price of No.10 is more than 51. the land size is 650 roughly.

我的经验报价都是没有用的, 有时候还会有误导, 主要是看有多少人竞争, 如果房子确实各方面都好, 那么价钱肯定是水涨船高的, 除非有这样那样的缺点, 那么出价的时候, 就看谁能忍受这样或那样的缺点了, 如果你心里有concern, 那么肯定是不愿意出高的

通常agent手头会有一些他认为serious的buyer,如果有价格很好的房子出现,这些人可能会先知道,没到周末就已经搞掂了。

i was there too, I am sure the price is more tham 530,the lady was lucky, cause no many chinese buyers at that day fighted(bidded) with her, even 540k is  still good deal compare with the other one on 47 salisbury Rd very close to this one,I saw someone discussed that property here,560k for 2 bedroom very very old house,and sit on a similar size land.

that one on 47 salisbury Rd is too expensive, only 2 bedrooms, and very very poor condition,the purchaser has to spend at least 50k(I think) to fix up inside and outside then put on rental market or accupy by themselves; the other one on 10 woolert st, is much better and nicer, 3 bedrooms, new roof, quiet street...,the purchaser can put it on rental market straightway to make 400 per week maybey, since the location is very close to train and bus and Tafe.

ye maybe you are right about the price, I cannot remember exactly how much it is, only remember it is much cheaper than I expected before the auction (sure I've been affected by the #47 one :)) but to be honest,  the internal condition of #10 is as poor as #47, it will cost at least 20-30K before rent out or occupy, nevertheless it's still a good buy in the current property market. One thing I dont understand is  why the chinese lady would offer a bid as there was no one else bidding. She could negotiate with agent after pass in and then have some bargin power

maybe it was much cheaper than she expected
few days before auction I speaked to agent, he leaked that the owner want some price very close to 550,and he was sure it was easy to up to that price, but unfortunally there was not many people on the Auction.
有时passed in 未必会拿到好价钱,如果vendor坚持一个价格不让步。
因为拍卖时,拍卖师一旦说on the market,vendor就不能反悔了,而拍卖师想卖掉房子就会push vendor 在一个较低的价格就put on the market为了让更多的人去挣。
这个是从一个认识的人那里学来的,他们当初卖房子就是被这样忽悠的,结果卖价不理想也只能认了。拍卖师走进屋和他们说,虽然这个价位没到他们要的价位,但为了使真正的买家出手,就得把这个房子put on the market,为了使更多的人挣,结果他们就同意了。后来没什么人挣,卖的价也不好,但他们也不能反悔了。他们说,当时特希望passed in,那样的话他们就会坚持一个价格不让的,中介其实买家卖家两边忽悠。

#3 woolert, 600 is still reasonable price since it sits on a bigger land(720sqm),but it  only has 2 bedrooms, so rent income is not really good, that is why I was hesitate to buy this one
I thought maybe builder has got this one
