今天听朋友说,在NSW州购房,除了国家给的1.4万补贴外,NSW州政府还有3000块的补贴。

我怎么是第一次天道这种说法呀?

大家说说,有没有这么回事?

悉尼所在的新州NSW,首次购房者所享受到的首置补贴在全澳可以说数一数二。

去年11月,NSW政府公布了“小预算”,其中新的首次置业补助政策将新州首次购买新房的州政府补贴增加$3000元,再加上联邦政府的$21000元,总计$24000澳元,申请期限为一年,至2009年11月10日为止。

同时,新州首次对有资格申请首置补贴的个人或家庭的收入水平进行限制。从2009年7月1日起,购买价值超过$750,000元房产的首次置业人士将无法获得州政府的补贴。
NSW have also boosted the amount of money available to first-home buyers - an additional $3000 from the NSW Government, on top of the Federal Government grant, is available until November 10.

State and federal concessions and grants mean first-home buyers are eligible for assistance worth up to $42,000 for a newly built home, and almost $32,000 for an established home.


新州的首次购房人士还可享受一项非常优惠的首置政策就是印花税全免或减免。购买50万澳元以下房产的首次置业者,全免印花税;购买50~60万澳元的房产的首次置业者,按比例减免印花税。

比如,今年6月30日前在NSW购买一套价值40万澳元的二手房,首次补贴为联邦政府的$14000,加上全免掉的印花税$13490,相当于可以节省$27,490澳元。

如果购买一套40万澳元的新建房,则联邦首置补贴是21000,州政府3000,再加上减免掉的印花税13490,相当于可以节省$37,490元。

如果购买的房产成交价格为50万澳元,则减免掉的印花税为$17,990,以此类推。。。

这也是6月30日前悉尼的首次置业热潮一浪高过一浪的重要原因。

THE State Government will increase the first home owner's grant for those buying new dwellings by $3000 in next week's mini-budget in a surprise move aimed at stimulating the ailing housing market.

This will increase the total of grants for first home buyers to $24,000.

But for the first time in NSW the home owners' grant in effect will be means tested - the State Government's $7000 to $10,000 component of the grant will be unavailable for properties that cost more than $750,000.


Together with a State Government stamp duty exemption worth up to $17,990 for first home buyers who buy property worth up to $500,000, the changes would mean state and federal governments could contribute as much as $41,990 to the cost of a new home.

The $3000 increase in the NSW grant, which will come into effect next Tuesday, is expected to "help about 3000 first home owners", the Premier, Nathan Rees, said, and is worth $9 million in the budget.

"The grant is expected to help about 3000 first home owners, and will operate for one year, after which it will be reassessed in the context of the property market."

At present the first home owner's grant is worth $14,000 for an existing home and $21,000 for a new home or one being built.

Of the $24,000 figure for new home buyers, $7000 comes from the State Government's first home owner's grant, $3000 from the NSW grant in the mini-budget and $14,000 in the Commonwealth's first home owner's increase.

Mr Rees said people would be able to apply for the new grant from Tuesday.

"In tough economic times, this boost combines with the fall in interest rates to make buying a home more affordable and gives a shot in the arm to the construction industry.

"The NSW property market has been hit hard by the global economic downturn and this initiative will help stimulate a critical sector of the economy."

The cap in the grant of $750,000 would affect about "4 per cent of all first home buyers", Mr Rees said, and would come into effect from July 1 next year(01/07/2009).


The cap is similar to one introduced in Queensland.

The Herald reported yesterday that the Government proposed a land tax increase for wealthy landowners.

Those with investment properties where the land is worth more than $2.25 million (the original proposal was $1.8 million) will have their land tax rate increased from 1.6 per cent to 2 per cent.

The Property Council yesterday criticised the change, which occurs in an environment where a badly declining property market has led to such a decline in stamp duty receipts that the Government recorded a $656 million deficit for the first quarter of the financial year.

There may also be a small cut in the developers' levy introduced in the mini-budget, although the Herald understands lobbying by developer groups to have the levy axed or slashed has been unsuccessful.

The Government will also close the Keelong Juvenile Justice Centre in Wollongong as part of $17.2 million in cuts that will affect the Department of Juvenile Justice as part of the mini-budget.

It is understood the Department of Corrective Services had been pushing to take over juvenile justice, and the savings will allow it to remain as a separate department.

First home buyers in NSW who qualify for the First Home Owner Grant and are buying a newly constructed home or building their first home will be eligible for an additional $3,000 payment known as the NSW New Home Buyers Supplement.

The $3,000 New Home Buyers Supplement is in addition to the $7,000 First Home Owner Grant and the Australian Government’s $14, 000 First Home Owner Boost. With the NSW Government’s New Home Buyers Supplement Scheme, first home buyers of new homes will receive maximum benefits of up to $24,000.

维省的资助给多啦,如果是新房的话,在墨尔本资助26000,除墨尔本以外的地方,资助29000

表面上看钱给了首置人群,但实质推高了市场价格,钱最终到了房产投资者的手里
如此严重的经济危机中投资人从容以高价套现离场
所用的资金是来自全体大众的税收
有余钱投资房产的总归要比首次买房的有钱吧,不是劫贫济富是什么
