今天跟一个朋友去了homebush bay 的一个社区,"the waterfront " , 开发商现在做promotion,另外再补4000,房价50万左右,strata 大概700多,出租500多每周,不知升值潜力如何?对这个区,还有这种大型社区不太了解,想听听大家的意见

i wont buy brand new apartments as these days new apartments have lots of building faults and they only start to surface in first couple of years, you as owner will suffer. secondly the strata is certain to rise, which will reduce your rental income. thirdly, a lot of buyers rent the property out, which means you have a lot of renters in your complex who does not care about the property or the complex, internal and external areas gets wearn down much much quicker.

leasing promotion as well in that area, if you pay 11 months rent,  you can live there one year! haha...

If u dont mind some unconvenience of no public transportation but community bus, or u and ur families can all drive, this area is a pretty good choice.

The price here is much lower than rhodes, just opposite, on the other river side. And it is close to OLYMPIC PARK. There's development plan on olympic park from now on to 2030. the potential value of this site is fairly positive.

That's just personal opinion. If u purchase as ur home, ur own idea is what should be count.
But if anything or help or advice needed, plz feel free to contact me.
I might win u a better price.

多谢回复!是想买投资房,自住的话还是喜欢burwood,尽管BURWOOD人多又杂,不用public transport

目前HOMEBUSH BAY的租金不太看好。不过升值潜力还可以。以后几家公司迁过去,对租金肯定有帮助; 不过是个比较有RISKY的选择。
