All your risks are mainly from the lease, if your fund are limited, then first of all you may wanna consider what kind of rent you can accept. Normally I will prepare money enough for six months' rent assuming as the worst case for a new owner.
Regarding to the location, firstly do some researches about your rivals. If you wanna compete with them, convince yourself first. What kinds of food and services will sell. Why customers wanna come to your shop instand of others. Analyzing your customer's purchase behaviors, in order to provide better customer experience.
Secondly, if you wanna skip from competing, your customer amount won't be large. That means if you loss one, 10 of them won't come back, and you may only have around 200, 300 regular customers. Then you should be really careful when running. Also, if one company moves out, your taking will drop a lot.
Btw, you can't avoid rivals. People always have choices. I would choose competing with rivals, more opportunities and challenge, more fun. |
