Actually I sold a unit DIY is Sydney at the end of 2008 too.

It took 3 days only. The solicitor was shocked, contract is just ready on the day. We did not know the ads should be put after the contract was prepared. We asked a solicitor to prepare contract on Friday, then we asked where is the contract because we just accepted an offer on Tuesday. We were a bit inexperienced, accept the first offer and did not bargain at all. Maybe $10,000 under market value, maybe that's one of the reason for the lighting speed. Only 2 people turned up in the first inspection. We have no sign, only Internet.
But if we get an agent, we will end up with less money. It was a win win situation in the end. A famous agent started selling on the same day of our first open for another apartment in the same block, but that place was well over the market about $30,000, we guess. We had a look at that one after our first open. The following Monday morning, the agent called me saying if we want to make an offer because they have received an offer.
But they did not sell their unit even after our settlement. It took them almost 6 months to sell with multiple price decrease, in the end the FHOG boosted the market so much, the unit was sold. A bit of luck, not because of the agent
Still can learn a lot from LZ even we had DIY experience.
I also had a DIY experiece in buying a property without a conveyancer or solicitor in Sydney. A lot of fun! I hope everybody can DIY themselves.
Personally, I rather give money to the new owner rather an agent. |
