High-rises approved if cars park underground

A PROPOSAL to extend the Mercure Hotel at Wolli Creek and build a $48 million residential high-rise building complex adjacent to it has been approved by Sydney East Region Joint Planning Panel.
The proposal by the hotel's owners, Rockdale Hotel Pty Ltd, includes two residential complexes of seven and 16 storeys.
The site is near Sydney Airport's international terminal. The project was approved on condition car parking be relocated to below ground.
The panel had deferred the application on May 13 to allow time for Rockdale Council to amend its development controls to enable an increase to the permissible form and height of the buildings.
The developers presented geotechnical and environmental reports at a meeting last week and argued that building below ground was not feasible or cost-effective.
The applicants said an above ground car park was permitted elsewhere at Wolli Creek, including the Proximity complex by Multiplex.
The applicant said underground car parking for the units and hotel would cost at least $80,000 per space, which would total $21 million.
But panel members were not convinced by the applicant's car park costings.
Town planner David Furlong argued the estimate was out by at least $40,000 per space. Mr Furlong has experience on many projects in St George, including a controversial proposal at Rocky Point Road, Sans Souci, and another approved project at Princes Highway, Wolli Creek, designed by former Kogarah mayor Michael Kitmiridis.
