圣诞节前了签了tender，刚仔细看了他们的流程

是吗，他们一定很喜欢你这样的客户
我们牵了合同后还有variation呢。

他们发来的信是这么说的，在签合同前让我确认这些这些都是我要的，但签了之后要改就要加钱了，Structural change要加450刀，外加可能600刀的画图费，非structural change没说。
我想我也许没有一个form的variation这一步，但是在签合同前，什么都可以要求他们改。

那跟我们差不多,签了合同,他们就要准备Final drawing了,所以structure一定要确定了,尤其是外部的门,窗的大小,位置..

7.        Consider installing a secure internal door from garage into house instead of lightweight non lockable standard door
8.        Cornice
9.        Gas Cooktop - 防熄火?
10.        Microwave tower cupboard door (not lift up)
11.        Kitchen cupboard gloss?
12.        Install extra noggings / studs / trimmers for mounting heavy pictures, TV's, projectors, screens , curtain tracks / blinds
13.        Can skirting boards be laid by builder after handover if organising own flooring installation?
14.        Translucent window/ Frosted windows  (power room)
15.        Build-in upgrades / Delete all shelving for walk in robes and built in robes if sourcing own shelving after handover and ensure clothes rails aren’t installed as well
16.        Bathroom accessories
17.        Hanging rail under laundry overhead cupboards
18.        See if you can make the staircase wider than normal for moving stuff upstairs
19.        Double rebated entry door jambs. Double rebated door jambs allows you to fit a fly wire or security door without the need for costly modifications
20.        Ducted rangehood – to outside, not roofs space?
21.        Undermount sink with a draining board

Things to be considered for Electrical upgrades..

1.        Consider lights in the roof with switch near manhole, or power-point so you can use a string of "party lights"
2.        Consider power points in the floor for table and floor lamps so you don’t have to run extension leads across the floor and behind furniture
3.        Consider external lights around perimeter of house so wiring goes through the bricks
4.        Light switch inside access door from garage into house so you can turn on hall light before entering the house at night
5.        Staircase lighting
6.        12v/LED Lighting - check that they EACH have appropriate and properly fitted covers in the ceiling space
7.        3 phase power meter
8.        Install household surge protector at meter
9.        power point in hallways for vacuuming
10.        power point near cordless phone
11.        power point(s) for charging mobile phones (kitchen / hall / bedroom / study as applicable to you)
12.        Consider installing extra power points in garage for second fridge and dryer
13.        Consider double power point installed in front eaves for Xmas lights
14.        external power point to connect pump for water tanks or along internal wall closest to tanks
15.        Install electrical conduit under driveway or path to provide 12 volt electricity for garden lighting / auto electrical door front fence..
16.        Check heights of power points and antenna points (or some sort of "rear access") for wall mounted tv (don't forget VCR / PVR / Audio if required)
17.        Install door bell
18.        Check location of light switches
19.        Allow extra TV points and power points in main living area so you can change orientation of the room and position of the TV
20.        Cable from garage / carport to inside behind front door to put switch to open / close roller doors from inside
21.        Move electrical switchboard into garage (or under stairs in two storey house) for security and easier access
22.        Install junction boxes to run outside lights, 5 downlights under eaves are equivalent to same power usage as two exterior lights
23.        Install junction boxes instead of lights if unsure of light selections
24.        Power points in the master bedroom en suite for electric tooth brushes, hair iron and dryer on BOTH (for DH & DW) sides of vanity, could be fitted under / on side of vanity / cupboard to keep cords tidy
25.        Smoke detector locations
26.        Consider a waterproof outdoor power point for future pool or area where you may need power
27.        Power point for washing machine
28.        Solar panel wiring on the roof
29.        Consider exhaust fan in the laundry
30.        Pre lay any storm-water pipes under paving, paths and driveways, saves digging up later
31.        Consider locations of outside taps
32.        Check the location of ceiling vents for heating and cooling in bedrooms so they aren’t directly above occupants heads when beds are moved in
33.        Install power points on kitchen island
34.        Install outdoor gas point for a BBQ
35.        Consider external light switches in alfresco
36.           Consider external power points in alfresco

我们的楼梯一共16个台阶,
加上扶手上漆,stain,估计3k能下来吧..

让builder做要这个价钱.
Provide costing to upgrade staircase to include:
*Timber stained Maple box style tread & risers
*Timber stained and mitred posts and handrails
*Black horizontal metal Balusters

借贴问一下，builder报价里面写的这个“Provide PTF Australian Species Pre Finished Engineered (Spotted Gum)”是强化木地板吗？如果想builder报价实木地板，英语是什么呀？

Wisdom给我报价的展示房的两种楼梯，侧面是玻璃的那种，一个是8000多，一个是11000多

如果自己做，你是说，就是标准的楼梯，侧面，和扶手，然后再在自己铺上地板是吧？

那是实木复合地板.
你说要solid timber或者hardwood timber, builder应该就明白了,
但是有些builder是不提供实木地板的.M就没有,只能自己找人铺.

if you want to cool down a 40SQ+ house (ground floor + first floor) at the same time in case, 8HP is needed for a DAIKIN. DAIKIN 8hp arrpo.(cool KW) = 20KW
