- Septic Tanks or other below ground storage systems (not discovered during site inspections)
- Re establishment Surveys by Licensed Surveyors
- Tree Removal and or Tree Root Barriers/Protection
- Retaining Walls other than sleeper construction or Garage boundary wall
- Council and Regulatory Requirements (crossover protection, bushfire protection.....etc)
- Areas requiring high wind bracing.
- Electrical connections other than to pit at front of property
- Crossover construction or relocation
- Sites with greater than 2000mm fall
- Sites that conditions vary from Developers construction plan
- Sites that a drive gradient of 1 in 6 cannot be achieved with one step down to garage
Terms & Conditions
1. Pricing. Prices are based on the standard Burbank home and standard options only
a. Prices and promotional items [if any] shown on this quotation are valid for six months from the
deposit date and conditional upon:-
(i) the client finalizing a New Home Order within 21 days of paying the deposit and
(ii) the client signing a building contract within 14 days of presentation.
b. This tender has been based on a site fall of up to 300mm with M class waffle pod slab and Bushfire Attack Level (BAL LOW)
unless otherwise noted. Site assessment costs will be confirmed upon receiving soil test, site survey and engineering.
c. Should developer's approval be required for your home, we will submit plans on your behalf to your developer.
Any specific requirements of your developer will be added to your tender and priced accordingly.
d. The prices allow for the subdivision to be completed and land to settle within three months.
e. The initial deposit of $1,000 will be deducted from the client’s overall price, however, it may not be refundable upon
cancellation. The client acknowledges that payment of the initial deposit will be applied by Burbank Homes
towards the costs associated in the preparation of your New Home Order prior to any refund being calculated.
The costs likely to be incurred may include but not limited to Soil Reports, Land Contours, Property Information, Plans
Drawn and Contract Preparation.
f. Should a client vary our standard home design other than those variations predetermined by Burbank Homes,
the client shall incur a minimum $500.00 non refundable fee. This fee will be deducted from the initial deposit and
will be an additional charge to your New Home Order. A further deposit of $1,500 is required due to any
non-standard variations in accordance with our Variation Policy and will be deducted from the client’s overall price.
g. The client is entitled to a single colour consultation and electrical consultation (some exceptions apply). Should a
client request an additional consultation and/or a re-selection be granted with Management Approval a $300 fee
will be applied. The client acknowledges that some delays may be encountered due to the additional consultation
or re-selection in the preparation of their Contract.
h. Please note the following items have not been included in your quotation:
(i) Statutory development fees which are to be borne by the land owner
(ii) Check surveys (due to no survey pegs or Council requirements)
(iii) Town planning permits and approval
i. The client acknowledges that any additional works and/or regulation required by any Authority to their property
including any additional costs pertaining to the same shall be passed onto the client. ie: water authority,
energy company or local authorities.
2. Energy Rating Compliance. All Burbank Homes designs meet the required energy efficiency ratings for all orientations on land that
has no neighbouring buildings. Different orientations may require differing inclusions to comply, therefore the displayed home may
differ from the standard home in window sizes and positions, rainwater tanks, insulation upgrades, internal door seals and self sealing
exhaust fans. Structural design or layout changes, verandah/alfresco additions, window changes as well as existing neighbouring
buildings may adversely affect the energy efficiency of the standard home, if so the additional costs incurred to reach compliance will
be passed on to the owner.
3. Burbank Suppliers and Products*. Burbank Homes reserves the right to use alternative suppliers to those whose products are
displayed due to reasons of product improvement or availability of supply, unless specified in the New Home Contract. Some items in
display homes are no longer available - refer to The Edge selection centre for details of specification items currently available.
4. Specification Items in Displays*. Some items in the display home have been upgraded for display purposes and are not included in
the standard home, including: TV/Audio Cabinetry, decorative mirrors, contrasting cabinetry colours, additional paint colours,
cabinetry handles, door furniture, ducting kits and roof ventilation. Refer The Edge selection centre Specification for available options.
5. Internal Items in Displays*. Window furnishings, furniture and decor items, feature contrasting paint colours, louvre doors and/or
shutters, laminates and stone, door closers, timber flooring and carpets are not included in the standard home. Some feature walls
may have non-standard finishes (e.g. suede/pearl/metallic effect paints and wallpapers) and are not available. The dimensions,
openings and bulkheads are indicative only and may vary in accordance with construction details - refer to standard working
drawings.
6. External Items in Displays*. Paving, decking, flyscreens,deadlocks, pergolas, landscaping, water features, outdoor fireplaces etc,
are not included in the standard home. Mortar colour on display homes may be non-standard and availability of mortar colours is
dependant on building location. Refer to Palette Studio for available options.
7. Floor & Wall Tiles in Displays*. Feature floor and wall tiles above the builder’s standard range may be displayed but are not
included. Where shown on the Displayed Option List tiles are priced from the builder’s standard range. All floor and wall tiles are
subject to availability and may not be available at time of selection from Burbank Homes preferred supplier.
8. Electrical Items in Displays*. Additional internal and external light points and decorative light fittings, low voltage down lights,
security systems, intercom systems, Home Theatre wiring and decorative switch cover plates may be displayed but are not included.
9. Heating and Cooling in Displays*. The quantity and location of ducted heating and cooling outlets, unit size/models and controllers
in display homes may differ from the standard home.
10. Timber Finishes in Displays*. Where external timber components are included in the home as standard they will be painted.
Displays may feature stained timber finishes. Stained finishes will incur additional cost.
11. Improvement to Standard Inclusions*. Due to our commitment to continual product improvement some items seen in the
display home have been superseded. Please refer to the current “Standard Inclusions” and relevant specifications sheets for details
of all items included in the standard home for the advertised list price.
