A double whammy of higher listings and weaker demand could turn the housing market into a buyer’s market later this year, experts say. Sydney-based investor Damian Sebastian is holding off buying for around six months as he expects more distressed listings to come amid rising interest rates.
“But over the next six to 12 monts, higher rates and rising unemployment are likely to start to boost listings from distressed sellers. At the same time, I think we’ll see buyers pull back as rates rise, like what we saw last year.
Sydney-based property investor Damian Sebastian is among those who have decided to pull back, anticipating more listings to come into the market later this year. “Interest rates are likely to rise further because inflation is still out there, so I want to wait and push back my plan to buy by around six months to see if more property owners will sell,” Mr Sebastian said.
“Higher rates will also impact people’s borrowing capacity, so there will be less competition and more properties to choose from.” The 12 rate increases have already slashed borrowing capacity by 32 per cent, according to RateCity research director Sally Tindall.
