The issues that you have raised in your correspondence are matters that may only be dealt with by the owners corporation as they have the principal responsibility for the overall management of their scheme. This includes responsibility for the upkeep and maintenance of common property, approval of its budgets, setting levies and approving works.
You may submit a request to the executive committee for consideration. If you believe that the scheme is not acting in the interest or benefit of all the owners you may request your concerns be listed as an agenda item at the next general meeting. If the matter remains unresolved you may seek mediation.
Fair Trading provides a Strata mediation service through its Mediation Services Unit.
Many disputes can be resolved through mediation a structured negotiation process in which a neutral and independent mediator assists parties in dispute to achieve resolution.
Any agreement reached at the end of mediation is binding for those involved. The agreement may be made into an enforceable order by an Adjudicator in certain circumstances.
