通过special condition删除General Conditions 31.4 and 31.5。
检查后发现:
31.4. The purchaser may nominate an amount not exceeding $5,000 to be held by a stakeholder to be appointed by the parties if the property is not in the condition required by general condition 31.2 at settlement.
31.5. The nominated amount may be deducted from the amount due to the vendor at settlement and paid to the stakeholder, but only if the purchaser also pays an amount equal to the nominated amount to the stakeholder.
最严重的后果就是损失$5000是吗?如果到settle那天,房子被弄得一塌糊涂的话,我也是没办法主张任何赔款的。
那么又有一天31.1. The vendor carries the risk of loss or damage to the property until settlement.
这就是说在settle之前房东还是要对风险和损失负责的。怎么感觉有点冲突呢?如果在settle之前有损坏,到底是房东负责吗?
如果我想得极端一些,如果settle那天房子的墙倒一面,我也要必须要付尾款吗?如何避免这个风险呢?
我在签合同后立马就买房屋保险有用吗?是买哪种房屋保险?虽然是别人住在里面,但是我买投资房保险也不合适吧?
