向各位大牛请教咖啡店铺租约的事情

我这个店的租约是the term of lease has 5 years and the options of 2 further term of five years.
合同里面有一条就是at the commencement of the further term, the rental shall  be reviewed to face market value for the first year of the further term. The rent will then be increased annually by 3% per annum over the rent payable during the preceding year thereafter.

我想请教一下.这里的 face market value是什么东东?房东能随便报价吗有仲裁机构吗？
还有我接店的时候是已经是第一个option of further term的第二年。然后我看了一下，initial rental of first further term比店铺最早的租金贵了差不多一万澳元（从5万多到6万多)然后每年增长都一样就是3%.那么我想知道最后一个term开始时候的租金怎么算？

face market value，就是周围店铺的市场租金，可以与房东商量的，如果有异议，可以申请第3方评估房租，双方各支付50%费用，这些应该在合同里说明的。

说白了。就是房东凭良心涨。涨的太多，大家谈一谈，谈不来，就找仲裁机构。让然后赶紧卖店，因为让房东不爽了。小心以后不给续了。

本来在一家food court里面啊...到时候看别家的租金水准...高太多我觉得不太合理啊.毕竟是在further term里面又不是说是重新签订租约...还好有个仲裁...
