我这个店的租约是the term of lease has 5 years and the options of 2 further term of five years.
合同里面有一条就是at the commencement of the further term, the rental shall be reviewed to face market value for the first year of the further term. The rent will then be increased annually by 3% per annum over the rent payable during the preceding year thereafter.
我想请教一下.这里的 face market value是什么东东?房东能随便报价吗有仲裁机构吗?
还有我接店的时候是已经是第一个option of further term的第二年。然后我看了一下,initial rental of first further term比店铺最早的租金贵了差不多一万澳元(从5万多到6万多)然后每年增长都一样就是3%.那么我想知道最后一个term开始时候的租金怎么算?
