earlier of this year, I made market investigation----buy book and visit property in another city with family,  and unsuccessfully offer for some property. Can I claim the expense into 2009 tax return?

没有收入,就没有抵扣啊。你发生的费用和你目前个人的income没有直接关系,不能抵扣。

No, you can't claim expenses in relation to searching for a property. it has no connection to your future rental income.
same can be said about time/money spend on looking for a job, you can not claim those expenses as they have no connection to your future employment income.

expenses are tax deductible if it is related in producing assessable income.



if someone has a rental property, any repair, maintenance cost can be claimed as tax deduction. generally speaking, cost of hiring a real estate agent to collect rent should be deductible too.

For your case, the money you spent haven't brought you any assessble income. ATO can not judge your purpose of incurring the cost simply by what you describe your intention is, they only look at if any assessable income is generated as a result of such expense.

there is no nexus between ur expenses and income.

Generally u can not claim expenses on feasiable research and mkt investigation before u start ur business
