6 Conclusion & Recommendations
It is North Star Design & Build’s view that the issues recorded within this report qualify
as defects under the Home Building Act and as such are attributable to defective con-struction
and/or underdesign.
Our preliminary conclusion is that all present uneven/sagging ridge line, cracking, and
gaps are caused by the significant differential waffle pod slab movement, which maxi-mum
value just appears around the rear left corner of the garage, that is exactly con-sistent
with the Floor Level Measurement Map provided by the builder.
It has been widely recognised that, waffle pod slab footing is absolutely unsuited for a
H2 site which is covered by clay fill. Instead, the conventional raft footing embedded in
the ground with much higher and wider stiffened beams, and much thicker slab, is per-fectly
suited for a site of this property. If required, bored piers and scree piles can be in-stalled
to the ground to strengthen the bearing capacity and stiffness of the foundation,
which will significantly improve the capacity of the footing to resist the differential settle-ment.
Action plan for next stage:
1. All missing documents mentioned before are yet to be provided for review;
2. Follow the carpenter dispatched by the builder to inspect the roof void, aiming to
find out all roof truss issues;
3. If our preliminary conclusion is proven by the result of the inspection to roof void,
the builder is supposed to undertake underpinning works to the footing, to re-store
the specified level of the house;
