做完building & pest inspection了~!!
雖然沒有拿到REPORT,但是聽BUILDER講整體OK。有下面幾個問題,不曉得FIX的費用多嗎。
房子是16年的房子,12年HALF RENOVATE過。
1,4個浴室,SHOW AREA都有漏水情況(high moisture reading to the wall behind the next room shower, possible screen penetration through the water proofing)。BUILDER使用的moisture dector 測試shower screen 外圍。在show screen 墻的另一面( 非浴室) 底部也探測出moisture 過高,浴室可能沒做water proof.判定shower screen需要RE-SEAL,好的RE-SEAL要800刀一個。但是還不完全確定可以解決問題,所以建議我們找PLUMER看看。
2, 房子兩邊的墻,左邊墻有一塊略傾斜,可能需要一個L SHAPE FRAME之類的規定。右邊有一個快1米的CRACK,但是這個墻是跟鄰居SHARE的。所以修復COST是不是也要SHARE? 不清楚這兩個地方FIX要多少錢。
3, water leak gutter join.
我下午才能拿到report, 但是才有照片。 求足跡大哥大姐幫忙估價,目前房東已經同意幫忙做shower screen reseal, 我還在談是否可以直接3000刀 discount. 這樣我可以自己全面檢查。
Building report 原文:
Broken floor tile to path near the garden shed.
Large cracking to the blockwork corners in various areas.
Entrance door lock loose.
High moisture reading to the wall behind the next room shower.
High moisture reading to the wall tiles outside of the shower screen. Possible screen penetration through the water proofing.
Shower screen leaking x 4
The main ensuite shower screen door is binding.
The toilet flush mechanism is sticking and toilet seat is loose to the upstairs ensuite.
Cracked floor tiles to one of the upstairs ensuites.
Door latch not latching.
Evidence of water leaks to the gutter joins.
The rear downpipe isn't connected to the stormwater.
Broken ridge capping tile.
