刚买房子准备装修，就遭邻居complain，怎么办？

我们上个星期刚在epping买了unit了。兴高采烈准备装修。那天只是和我爸爸去看了一下房子，我爸只是用尺子在地上量了下长宽，踩了几脚，楼下的老头就上来敲门了。说听见榔头和敲击的声音，影响到他们休息生活了。还说他是这幢楼的secretary of body corporate。我们还觉得奇怪，根本就没干什么。要是真的装修起来，那不吵死他们了。

我想问问有经验的筒子，
1。哪些哪些装修事宜需要body corporate 同意？我们想把地毯换成复合木地板，在厨房铺上地砖，换上电磁炉，在墙上多装几个电源插座，并且还会在车库里做一些木工的活。
2。12月27，28号可否施工？
3。周一至周五，8：00到5：00之间，我们肯定会施工，如果楼下老头继续complain，那该怎么办？有什么法律条文可以遵循？

这个应该可以的吧，只要不在晚上弄，他没有道理反对。 不过有些东西可能要body corporate同意，比如装天线等等。。具体的还是要问你那个body corporate。

如果LZ要装修，可千万要赶工，不然邻居都不喜欢的。

我当年读书时，住flat，三层的那种，结果邻居在我考试期间装修。
我天天早上让转转声吵醒，迷迷糊糊间想的总是一件事，
－－－我如何可以给邻居门上仍个鸡蛋而不被发现。

我那邻居装了三个月，还有敲打的声音，因为同时亚洲人，没有当面抱怨。
后来，来了对面一栋楼的老太太，当面抱怨他们装修声音太响，
背地里还说：算你们钱多，现在还没装修好。

地毯换木地板肯定要去报批的。其它的应该不用报批吧。

有楼下那么个人也够麻烦的，唉，你直接问他，那你什么时候能装修呀，听他怎么说。

我们家前一阵装木地板，地板切割噪音很大的，我们晚上只干到6点

请问哪些是要向strata报批，哪些是要向body corporate报批？

我们已经向strata报批地板了。我们准备在ikea买复合木地板和underlay。我把ikea网站上的木地板和underlay的网页都发给strata manager 了。他说非要underlay的noise rating。我问ikea索要，他们也没有。那怎么办？Epping真是难搞啊

you have done nothing wrong. who cares if he is secretary of the body corp. The only reason he did it to you is you are too nice to him and you are a Chinese. Most Chinese alway do what the Anglos say. You need to know your rights.

When I lived in my t/house, there was a Kiwi guy complaint that I filled up too many recycle bins. He emptied them and put the boxes on the ground and said to me: " I don't give shit". “I fought back :" I don't give shit either"

The following day, I rang the body corp and urged them to make a record and sugguested the Kiwi guy should be fined by $500 by throwing rubish in common property.  

Couple of days later, the Kiwi came and beged me put the boxes back into the bin with him. I said ”No, you do it yourself“. He then did it himself.

Remember this: If you give them an inch, they will take mile. Beacause they think they are upper class for being white. Tell them to "get f..." if you have to. Be strong and good luck my friend.

有没有什么法律条文规定几点到几点可以装修，要是老头来，就把rule甩给他。

LZ运气不好， 遇到这样磨叽的人了。。。。什么换个LAMINATE地板还要通知他的啊。 哪位啊！！ 不告诉， 直接换。 什么跟什么啊。

you can either ring up your body corp or contact Fair Trading to get a copy of guidelines. they will post to you. on a high level, you should seek for approval if you intend to alter the structure of the property. i.e. instal air conditioner, flooring, renovating kitchen, bathroom ect.

you are intitled to renovating btw 7am to 7pm (not sure if it's accurate) Monday to Saturday . don't think you can do it on Sunday. Once again, check with your body corp.

i agree. there is nothing wrong for you to do the amount of internal renovation during business hours as you mentioned. you’re entitled to depend your rights against any of such unreasonable complaints. the body corporate has no rights to stop you doing internal renovations, they're only responsible for managing building exterior and common areas.

However, as a friendly courtesy, it would be nice to inform your next-door neighbours in advance about your upcoming project and the interruption might be causing.
