想问问各位有经验的TZ,settlement马上就要来,但是我对于付款之类的事宜还不是很清楚:
比如我的房子500k
CBA homeloan 250k
自己的Westpac deposit 280k
Stamp duty 28k
1st home owner grant (10K)
那这样的话,请问下面那一个说法是正确的:
1.我从Westpac 开张 250k的支票给vendor,然后cba再给250k给vendor.我在cba的银行放多18K给stamp duty给cba扣去给政府
2. cba开张232k的cheque to vendor,cba再帮我给18k的stamp duty,然后我再去Westpac开张268k的cheque 给vendor
3.我先把Westpac的钱全部先转进去cba,cba把250k的贷款也弄进我的账户,我一起开张500K的cheque payable to Vendor,cba再从我账户弄18k给stamp duty.
上面的哪个是对的?或者有经验的TZ可以说说你们是怎么弄付款这方面的事情呢?
Personal or bank cheque of 50k out of westpac payable to vendor's agent as deposit at time of exchange contract.
Bank cheque of 28K from westpac payable to state revenue office for Stamp duty before settlement. Your conveyancer will tell you when they need it by.
Bank cheque of 200K from westpac payable to vendor, given to conveyancer 1-2days before settlement.
CBA will arrange for their 250K to be paid to vendor on the date of settlement. |
