最近想要在Kellyville买个townhouse, 房子是2010年造的,strata title, 准备出手,所以就做了builidng & pest report. 拿到report 后就开始郁闷了,building report里面列了需要注意的地方,整整一页A4,挑了一些出来问问大家的意见:

1. Tiles in the shower enclosure in the main bathroom are exhibiting wear and tear, a
condition that may allow water penetration through the bathroom walls and floor and at
least re-grouting of the tiles should now be undertaken with costs being in the order of
$800, however, should evidence of seepage through the bathroom walls or floor appear,
replacement of the tiles and renewal of the waterproof membrane will be necessary with
costs being in the order of $1,800. Furthermore, moisture penetrating through the bathroom
walls can result in damage to the walls in the rooms adjoining the bathroom.

2. Sarking, being the aluminium foil lining the underside of the roof is torn as visible from
within the ceiling cavity and taping up of the sarking should be undertaken, a repair that can
be performed by a local handy person with costs being in the order of $300.

3. The ceiling in the garage is irregular but still stable at present, however, further movements
may appear at which time reinforcement of the ceiling will be necessary.

4. Structural Defects: Repairs to the electrical wiring should now be undertaken as soon as possible for safety
purposes.

还有就是pest report 里面的关于termite的问题,请大家帮忙看看吧:

Summary:
NO EVIDENCE of active Timber Insect Pests to main dwelling where
accessible at time of this inspection. Minor damage due to wood rot is
visible to treated pine retaining walls in rear yard and common areas,
and rear fences.

WARNING! Although no evidence of termite infestation or damage
was identified at any location in this building at the time of this
inspection, buildings constructed on concrete slab foundations are
at extremely high risk of concealed termite infestation and damage
because termites can enter through the concrete floor slab and into
the structural timber framework without being detected.

这段warning在report里面反复出现了三次啊,啥意思?是建议不要买吗,还是report都是这么写的??

看到这个report,有种似曾相识的感觉……
我那个房子,跟你的大同小异,我觉得可能一般的inspection,查的没那么仔细了,看见一点小毛病就赶紧的夸大,好让你拿这个跟房东砍价……
1. 浴室砖有磨损(废话,不是新的一定有磨损),因此可能导致漏水(废话,没磨损也肯定有可能漏水,谁知道?)我的report上也有,自己爬到subfloor里看过后,没发现漏的痕迹;
2. 房顶隔温层破损,我的report也有,爬上去看也看到了。肯定要补一下,不过我觉得破的不多的话(我的就只有电脑那么大的一片破了),简单的买点材料自己进去补就行了没必要去请人吧?不知专业人士怎么看?

3,4 我觉得忽略吧……

最后关于pest,跟我report一个字都不差……一个字都没用……
简单来说就是他没发现害虫,但是真要有了也不是他的责任,因为他也警告过你可能又看不见的……

由此可见,所谓的inspection很多时候就是花钱买一堆废话
就事论事,没有冒犯楼主的意思.

看看过去几年有没有大修
有没有special levy
