If you are buying or have bought a property as your PPR and you are a first home owner you may have access to the First Home Owner Grant (FHOG) of $7000. If you are eligible to receive the Grant, you may also be entitled to receive an additional payment of $13,000 (for new homes only), known as the First Home Bonus (the Bonus). To be eligible to receive the Bonus, the purchase price of the property must not exceed $600,000.
(I doubt you would be entitled to the bonus, as usually the purchase price of the property would have exceeded $600k?)
However, as the Duties Act 2000 does not allow you to receive both the Bonus and the PPR concession; you must elect to receive one or the other. It is in your favour to elect to receive the Bonus as it is worth more than the PPR concession. If you do elect to receive the PPR concession, you must repay the difference between the Bonus and the PPR concession.
As LZ has only paid $5000 for the SD, it looks like it being paid on the land value only (which means you have already enjoyed the concession)? Not sure whether you are talking about the right numbers.
