一个2层楼的板房, 检查报告的结论说是有两方面的minor defect
1)Conditions Conducive to Timber Pest Activity
2)Evidence of fungal decay activity and/or damage
大概是说地下潮湿发霉, Ground floor一个卧室墙内潮湿大,墙壁内可能有石棉材料.
不知道问题是否严重,后期维护以及开销怎样.

Subfloor drainage insufficient -
Mould present Excessive moisture was present at the time of inspection, this can attract termites and produce conditions that promote fungal growth and wood decay.
Excessive moisture is generaly caused by inadequate site or subfloor drainage keeping the foundation material extremely damp.
Mould growth has been found and this can cause environmental biological or health issues, the services of a qualified hygienist may be considered.
Removing of the mould should be conducted immediately, folowed by finding the cause and rectification to prevent an ongoing health issue.
It appears that a surface drain has been instaled across the front of the property in attempt to divert the water from entering the subfloor.
It is strongly recommended to instal an Aggie drain across the front of the property to direct water away from the building.
Areas of the old timber cladding in the subfloor is showing signs of deterioration and wood rot (fungal decay). It is suspected that this defect has developed as a result of the high moist content within the subfloor.
Walls throughout the property behind the cladding is suspected to have been constructed with the use of asbestos-containing materials (ACM), this was a common renovation practice during the 1990s and early 2000s.
