大家好,我的房子给中介管理了。lease马上要到期了,renew这个lease中介让我交150块钱出一个water efficiency certificate, 如果不需要certificate也需要叫66块钱。这样他们才能跟房客收usage。我已经在最开始lease的时候交过了,就是说每次renew都需要重新做一个certificate吗?
我已经问过Fair Trading了,回复如下,有没有遇到同样问题的帖子,回复一下,谢谢
我的理解是,不需要每次都要证书,只有新装节能系统的时候才需要。是这样吗?
Section 10 Water efficiency measures required for payment of usage charges by tenants?s39(1)(b) of Act of the Residential Tenancies Regulation 2019 gives the following water efficiency check requirement that you have stated as follows:
For the purposes of section 39(1)(b) of the Act, the following water efficiency measures are prescribed?
(d) at the commencement of the residential tenancy agreement and whenever any other water efficiency measures are installed, repaired or upgraded, the premises are checked and any leaking taps or toilets on the premises are fixed.
Normally a water efficiency certificate would only be issued on installation of a new water efficiency measure.
The checks do not require a new water efficiency certificate be issued at the beginning of each tenancy.
