房东打算卖房子,之前的租约是5X5X5X5X5的,一年11万7的房租,现在买家想要签新租约,选择如下:
Option 1. – A new 15 straight year lease with the rent to be reduced to $100,000 per annum on a triple net lease. The rent to remain at $100,000 per annum for the first two years then annual rental increases of 2% or CPI per annum (whichever is greater).
Option 2. - A new 20 straight year lease with the rent to be reduced to $95,000 per annum on a triple net lease. The rent to remain at $95,000 per annum for the first two years then annual rental increases of 2% or CPI per annum (whichever is greater).
有必要签新租约么?觉得一签就是20年好像是锁死了的感觉。之前的租约是房东自己买building的保险,新的需要自己买,保险估计接近一万了。 |
