This is a very naive comment.
1. You should consider risk of vacancy. E.g. 2 weeks of vacancy drives your weekly cost by $15 p/w
2. Assuming Strata+Council+Water = 1400 p/q, this is equivalent to approx $100 p/w
3. Assuming no other costs incurred your effectively weekly expense is $380+$15+$100 = $495. Now this already surpass your weekly rent.
4. Your annual income is only 3w - 5w. I doubt you can get much deduction out of NG.
5. If the annual increase of property value is less than CPI then it is generally considered to be a loss.
6. You also forgot about the opportunity cost of 10.5w initial investment.
7. When you rent it out you need to consider agent commissions.
8. When you bought the property you need to fact in stamp duty.
9. When you eventually sell your property you may have more vacancy periods, agent commissions and legal costs.
Think again before making comment like "即:投入10万后,未来基本无需任何支出可养住这个房子。 没风险,没压力"
In real life, any investment with a potential rate of return greater than CPI would carry some extent of risks. |
