In your situation, CGT would be an issue because your property would have been used for the purpose of producing assessable income and the 6 year absence rule will not be available to you because you will still be living in the property while some of the rooms are being rented out to your relatives. "You are NOT absent from your home"
The 6 year absence rule is only relevant if you move out of the property.
