Over the past three months, increasing interest rates and declining home loan volumes has led Australia’s housing market fall to its lowest level since 2004.

Australian Property Monitor’s report that the median property price in five out of our eight state capitals have fallen during the quarter to 30 June.

Perth was the capital city that experienced the greatest decline, suffering a 2.8 per cent drop in its average house price. Sydney came in second with a 2.1 per cent drop.

The only capital city that did not see median property values fall during this quarter was Adelaide, which experienced a 0.4 per cent increase for both houses and units.

Sydney remains the capital with the highest average property price at $542,488.

看某些区的拍卖价格，感觉很明显

我家附近前1个月，好多auction，但最近一看，这些auction的房子，都没卖出去，有的灰溜溜的把牌子撤了，有的改成for lease了。要是以前，早贴上sold了。
还有可笑的是，朋友的邻居的房子，auction根本没人出价，但是过几天，也贴上sold了，现在几个月了，也没见房主搬走，去慰问，房主说，是中介的主意，假sold。。。

这样说不定就把潜在买家吓走了。。

是啊，现在冷清很多了。原本一个朋友，去年装修房子的时候打算卖，装修队动作实在是慢，当然审批速度也实在是太慢，到几个月才弄好。记得去年问他多少心里价位卖啊？他说2m左右吧。上个月拍卖的时候问他多少啊？他说，算了，1.6m吧。最后拍卖的时候只拍到1.5m,就再也不肯上去了。流了。现在还在协商中。 2m-1.6m（就算最后成交是接近1.6),20%的幅度啊，已经很大了！不知道冬天来的时候还要冷成什么样子。人生的第一次经济危机即将来到

which suburb represents Sydney?

the suburb which i live in, a 2 bedder was arnd 450k 3 yrs ago but now, 520k u can not get one and whenever there's one on the market, it's gone in 1-3 wks! price may start to stall for now but i hvnt seen any drop. maybe it will go backwards but i will say, highly unlikely - investors will swamp my suburb for any bargain!

time frame - within 1 wk, 1st round inspection yielded two serious buyers bidding for her two bedder

如果梦版搞个赌盘的话，我bet明年3月。如果明年3月，大家还看不到希望，那剩下的就是恐慌了。
