As it has turned to a buyer's market,why would you push so hard to buy a property with your buget? Take it easy,there will be more better & affordable properties in the market.:)
Agree, but for those properties closer to amenities,such as shopping centre & restaurant strip, easier access to buses & freeway,the demand is still strong...
The Doncaster East house LZ metioned was sold @$620,000 at last...
Property buyers wary as higher petrol prices bite

WITH only 477 auctions held as winter and school holidays ease the flow, demand should have been strong but only 65% of properties sold, with areas such as Brighton East and Beaumaris struggling.
Agents reported buyers becoming more focused on petrol prices and access to transport. Low-maintenance houses within walking distance of shops and schools seemed to fare particularly well among the weekend's auctions.
Hocking Stuart's Steve Tickell said the firm sold 36 of the 55 properties offered. He said it was clear petrol prices were affecting buyers. Demand for well-positioned inner-city properties was strong, but "the further out you go, the tougher it gets".
Five bidders fought over a four-bedroom warehouse conversion at 2-4 Moss Place, North Melbourne, before it was sold for $1,375,000 to empty nesters from the eastern suburbs. Around the corner, a two-bedroom apartment in The Polaris building at 325/350 Victoria Street sold for $466,000 after competition from four bidders.
Mr Tickell said both auctions showed the consolidating interest in access to transport and infrastructure.
In St Kilda, the firm had a mixed weekend, with a large double-storey terrace at
14 Gourlay Street, St Kilda East, failing to sell after being passed in at $960,000, way below its $1,070,000 reserve.
Conversely, a State Trustees auction of a rundown one-bedroom apartment near St Kilda Junction at 9/22 Charnwood Crescent attracted several bidders before selling for $330,000, after being declared on the market at $270,000.
In the east, Barry Plant's Doncaster East office had some strong sales but agent Spiro Drossos said it was clear buyers were "pulling back a bit" and contemplating whether they really needed to move. Even when buyers did decide to buy, they were "very selective in what they're looking for".
Increasingly, buyers were keen to "move closer to amenities and to be able to get on a bus or the trains or freeway", Mr Drossos said.
A well-located three-bedroom house at 8 Keir Avenue, Doncaster East, sold for $572,000, above a reserve of $530,000. Mr Drossos said the house was within walking distance of the local school and the proximity to the freeway cut travelling time and petrol costs.
Similarly, a renovated three-bedroom house at 3 Rowallan Court, Doncaster East, near Donvale shopping centre, sold well, fetching $620,000. |
