请问房子的floor plan 可以随意改动吗？买的是楼花，签合同时的floor plan 与实际的房子不一样，洗衣房的位置移动了。可以提出退房吗？

大侠，能否帮忙看看我这几条裂缝是不是结构问题，严重否，这个房能买吗？



图1，该裂缝为水平裂缝，位于两层交界处，墙的背面是车库的顶部（也是主卧的地板），该裂缝的特点是水平错位开裂（不是上下开裂），即楼板往内缩了，水平错位约1.5mm


图2，该裂缝宽度约1mm，特点是从天花下沿一直延伸到地毯，墙的另一边是外墙的90度交界处。

图3. 该裂缝位于楼顶天花与墙的交界处，倒不长，宽度为2mm左右。我看过那处有之前修补过的痕迹。

前两个裂缝不算是结构问题，盖房的没加抗裂措施。
第三个就不太确定，有可能是沉降。

楼主你好，最近看了一个房子，双层的Brick Vineer，12年新。外墙有2条长很明显裂缝。
请问这个是结构问题嘛？严重嘛？房子值不值得买？是由于什么原因引起的呢？

building report这样写的：“Some movement was noted to external walls that should be checked by a structural engineer to determine if a defect exists to foundations and the likelihood of further movement
The incidence of movement at time of inspection to internal/external walls compared to other dwellings of similar age and type of construction is considered HIGH. We are however unable to determine if movement has stabilized and further movement unlikely or further will occur
” 详细情况是：“Patch repairs have been carried out in the past and further movement has occurred to these areas which indicate further movement has occurred
Movement noted to be 10mm-15mm in areas. Expansion joints have opened and gaps noted around door frame which also indicate movement

It is recommended that these areas get an evaluation by a structural engineer to assess the movement and make recommendations on whether structural repairs are required to the wall foundations to prevent further movement in the future
”

我家是UNIT。 一个building有7户人家。我家是Lifted ground floor. 下面是车库。1998年的房子。我印象中是double brick. 这几年发现屋里出现一些裂缝。其中厨房的比较严重。裂缝从房顶开始到地面。叫Strata company 来看。他们说没事。但我对他们不太相信。从你上面的帖子看，我这些裂缝似乎是有问题的。麻烦您看看。如果真有问题，鉴于这是个unit block, 有没有补救方法？是不是应由Strata company 来安排修复？

It should be settlement crack rather than thermal expansion.

What about the carpark/garage under your unit?

Anything happened? Are you top floor?

No. I'm the ground floor. There is one more floor on top of me. They didn't report crack. The garage below me is not mine. But no complaint of crack from the owner of the garage neither. There was no accident happened to the building.

Is "settlement crack" bad? Can it be fixed? Should I get the building strate company to look into this and have it fixed?

請問以下問題：
1.如果室內改建需要council planning permit嗎？如果房子室內floorplan有改動，例如laundry改成廁所，另外一個厠所一部份加了隔牆做了房間衣櫥，又另外加了管道放洗衣機，廚房本來和客廳本來是通的，但賣家加了石膏板隔開。類似這些需要council必要知道嗎？但是應該沒有動到主力牆和木框。
2、是什麼過了7年沒人投訴，就自動合法呢？如何證明時間如何開始昵？

还是我这有裂缝的墙。我昨天回家意识到实际上这墙的一侧是我的厨房，另一侧是我的卧室。厨房一侧有最宽处约2mm 的裂缝（如下图），而另一侧整扇墙却一点裂缝都没有。如果是settlement crack的话，是不是应该两面都有裂缝呢？这墙的厚度差不多23-4cm. 再谢。

Since the crack is only 2mm as you said, it does not indicate significant movement of ground.
And may not appear on both sides. What cracks is only the ceiling and render, may be not that bad on the wall.
Very hard to say without full understanding of the your building and structure.

我不太同意你的意见，这两个横向裂缝有可能是大风造成的，当初屋架或者承重墙没有做好抗风连接。简单的说就是大风把屋架掀起来过。据我观察，BUILDER造房子这个问题是普遍现象。那个竖向裂缝，也很有可能是风力造成的侧向位移，即支撑没有做好。
