我们也要隔洋造房子了，不知道可行么。现在我在各大建筑公司询价，准备下个月去一次签合同。但是我看到那么多建房的同学一会儿要改这个，一会儿要改那个，好像去一次根本签不了合同。

其实就是签合同之前纠结，合同定不下来，预算有限，但是什么都想要好得，取舍最难

正经签了合同也就没什么事了，有时间去工地看看，没时间忽然去一次变得都不认识了

反倒是隔洋造房子省心

签合同之前把所有的东西都订好，但是至少选色和选电都得有个人来看一下吧

就去了一次澳洲，就是为了签合同，但是在国内打了很多电话讨论合同上的东西，我和老公都不是很讲究的人，除了promotion，我们升级的东西不多，其实说是自己选颜色选电，我们也都是让metricon给我做的主，因为时间很紧，我们也没时间去看砖和各种材料，整个过程包括选颜色和选电、签合同只用了大半天，后来回国后老公问我我们的砖和橱柜是啥颜色的，我都一头雾水，其实整个建房子的过程就看你怎么看，想简单也行，想复杂也行，我和老公反正也没啥特别的爱好，房子主要看结构，间隔我们喜欢就行了，其他的没那么讲究。

话说回来,关于上次提到的Henley不退Deposit($1500)的问题,我找了Consumer Affairs,给我回了一封信,说是当时我签的报价单有写是不能退的,所以退不了,但估计Consumer Affairs这些人也没怎么注意看条款,其实条款上有说如果进行到第二阶段,进行了Soil test,就不可以退,但实际上当时并没有做到Soil test,因此严格上并不能算进入第二阶段,准备这两天再找Consumer Affairs谈谈.另,Consumer Affairs跟我说如果想要退钱,推荐我去找Victorian Civil and Administrative Tribunal (VCAT),说这个机构有权利强行对方要求退钱.后来我查了一下,好象是找了VCAT,等于是要跟Henley去打官司了,因为那是要上法庭的.

你确信HENLEY没有做Soil test？我在去年在HENLEY也交过定金（850），过了3周改主意换了BUILDER,要求HENLEY退款，才知道他们在没通知我的情况下，在第二周就做了Soil test了。钱是没法退回来了，Soil test的报告倒是有一份。

我根据时间推算,他们应该是没有做的.当时要我提供compaction report,但我一直没提供.再后来我说要停止了,他们也来信说不会再往下做了.

那要看你upgrade些什么东西了? 这个户型基本价是30万左右,然后再加上flooring,site cost,电,灯等等必需品,象我们的价格,你可以做参考,我估计大概是36-37万. 离40万还有好几万呢.呵呵.
不过我不知道悉尼是不是要比墨尔本贵一些?主要是先看基本价了.因为upgrade部分,有钱人upgrade到50万都有可能的,深深无底.

嗯,关于电视天线,我也在考虑要不要装? 卫星我不知道装起来复杂不?是在什么阶段装?房子收房后再装还是建房子过程中装? 网络的socket,四个,完全是备份用,怕有些地方无线收不到,可以用有线.到时我肯定是用无线猫的,整个房子还有很多地方要用到上网,全部用无线.

吸出来到Garage里.好处是你不用背着那沉重的机器吸尘,它会安装类似插座的接口在几个有地毯的地方,你接上去就可以吸了.

原则上,每块地的地况是不大一样的,SITE COST也是不一样的,如果找大BUILDER盖房的话,可以的话还是FIX SITE COST比较好

soil test做完了基本上就不可能给你fix了，除非换builder. 一般在谈合同之前就要做fixed site cost

我觉得这个价格正常。我的是H CLASS, METRICON CHARGE了12000左右。地如果是P CLASS, 就是给你做个H CLASS的，你自己心里也会不踏实的。SOIL TEST的报告上会有建议做什么等级的SLAB。

你看看你的Soil Test报告，看看用P是因为你的地奔来的土比较差还是因为后来田的土比较厚，要是奔来的就比较差的话应该就是这样了，要是因为填土过厚还是可以争取得，你去找Developer要Compaction Report

其实地基用好一点的没什么不好的，现在费点钱以后省好多

好的,下周二我要跟Metricon谈合同,到时让他们做 fixed site cost. 只是觉得15000有点贵.听说大概12000左右fixed site cost.

关于site cost,我问了Clarendon和AV Jennings,都说基本的要17000左右,如果发现岩石什么的会更贵.我说那人家怎么都7千8千?他们直接告诉我那是不可能做的...
