于是纷纷穿上马甲来足迹捍卫了

关于楼花的"升值"我好象以前有分析过.
RHODES的二手APT并没怎么升值,"升值"的都是楼花.这只是开发商的定价伎俩而已.
请设想一下,如果把楼花定价和二手房差不多,那么还有人会买楼花吗?明摆着是告诉买家没升值嘛. 把楼花定价高一些,就可以制造出"房子升值"的假象,至于卖得出去与否,放心,自有冤大头去买.关键是:将来这些高价成交的楼花,未来还能卖出这个价来么?

这只是我纯闭门造车纸上谈兵的猜测.

去年卖二手的房的人有增值很多，但是今年就不知道了，
那个地方还有HOMEBUSH BAY我进去就头晕

who cares那smell是怎么来的，又是什么状态了，反正我想住没有smell然后旁边suburb也没有smell的地方，这样的地方实在太多了

The human nose is very sensitive so it is likely that people in the community will occasionally smell odours from the excavation and backfilling.  To ensure the odours are not a public health risk, they are monitored in a number of different ways.  In addition, the dispersion and dissipation of odours before they reach site boundaries generally reduces their offsite impact.

Odour Monitoring Using A ’Nasal Ranger’

Odour monitoring is conducted around the entire perimeter of the project sites and at potentially affected areas beyond the site boundaries by specialist environmental consultants, Parsons Brinckerhoff Pty Ltd.  All odour monitoring personnel are qualified for the assessment of odours by dynamic olfactometry in accordance with Australian standard AS/NZS 4323.3.2001.  A piece of equipment called a Nasal Ranger is used to conduct the odour monitoring.  The Nasal Ranger is attached to the observer’s nose and air is drawn through it at a constant rate.  The air passes through carbon filters which remove all odours from the ambient air and "zero" the observer’s sense of smell.  The observer then adjusts the Nasal Ranger to progressively allow larger concentrations of ambient air to pass through the device.  The observer records the ambient air dilution rate at which an odour is detected.  This dilution rate indicates the intensity of the odour.  It is used in combination with the trained observer’s notes on the characteristics of the odour, and the prevailing meteorological conditions, to monitor odour in the atmosphere.

And do you need any data for air quality report?

Do you think oursteps forum has such power? Give me a data that the apartment in Rhodes are hard for sale. Which site is empty now. Look at the real estate agent in Rhodes, they put big advertisement in the windows that want more apartments from the owner as the renting market is too good. Do you want me to put the photo here? Meriton does not need to put apartments renting in website such as Domain or RealEstate.com.au, because a queue of people waiting for renting. Tell me which site in Rhode is hard for sales? Mirvac, Meriton, Billbergia or Crown group?

Meriton在Rhodes的高层马上就要发售了   前2周的Mirvac   2房的均价已经达到70多万了   估计Meriton的价钱会在60多万起   楼层高可以看水的也要70多万   不知道大家觉得这价钱如何？

另外Rhodes的争论跟Iphone苹果产品的争论是一样的，爱憎分明各执一词。但是年轻人和学生还是比较Rhodes这种比较新的区域的，交通和购物也算方便。

danny_king55 你到底要说什么？大家说的都是自己的亲身体会，比如smell，怎么就成了没有investigation了？我在那里闻到了味道，我觉得头晕了，要什么investigation，that is reality。Rhodes以前有污染是不争的事实，现在被处理了，污染被降低到了符合标准的程度，可还是有污染啊，至少比起其它区来，它的污染程度还是要高一些的。别告诉我说它现在一点儿污染都没有。全世界都有污染，在符合各国标准的情况下，污染程度也是有高有低。Rhodes肯定是属于属于偏高的，因为它的历史原因。另外，那里的海水至今还是被污染的，短期内也不能被降到安全的程度，所以那里还是不能捕鱼的，这是政府都承认的，你承认不？还有，olympic park 里面那些小山包下埋的都是有污染的土，这也是政府都承认的，所以我个人也不推荐那里的房子，因为对于埋在地下的污染物，它还是有可能通过地下水，或者从地表渗透下去的地表水向四周传播的。这些都是没有办法预先处理的，只能加强观测，一旦有情况就及时处理。
最后我不得不说，你好像从来不用中文，想显示一下你英文好？也不用随便指责别人的英文不好吧。足迹里英文好的多了。可这里是中文论坛，如果你只想说英文，那就请到aussie的论坛去好了，何必老在这里看你那么不喜欢的中文呢？

I agree with most of the comments in post #202. The reason that I replied several posts are many of the comments clearly exaggerate or distord the fact. Of course Rhodes is an industry area in history, but the location is a good place for change it to a mix use suburb for solving the population problems in Sydney. So NSW goverment spend huge amount of money and efforts in about 6 years to clean this area (include homebush bay & Parramatta river).

This is a good thing for everyone, include you. And the contractor company use 2 different way (direct and indirect remediation) to cure the soil, and setup the monitoring system. As a result the soil in Rhodes is reduced to below safe standard (of course no one can guarantee it is 100%). So there are several monitoring systems in Rhodes including air pollution control system are running.

What I want to say is: Someone may smell odor, but it is not everyday everywhere. It only happens in Zone A and some humidy day. And it is not pollution. (Read more of my post and NSW goverment). All this will be resolved in next 12-24 months. The remediation project will finally finish in Feb 2011.

I understand everyone want a safe place, me too. This is the reason I know more clean project than you from both goverment and contractor company. Someone said he want to tell people truth, but he should know the truth first, otherwise it is not fair for people living there.

Based on the posts and comments in last several pages, the only purpose I want to say is to give a real information about Rhodes.

Finally, if you do not believe technology, the whole project of the cleaning, the different control policy, then that is all right. But please say truth. For people who can see the last 8 years of changes in here, and the continue progress and the future planning, it is a good place for living.

Using English or Chinese is personal choice, is this against anyone?

觉得SALES都说rhodes好，买家都说不好，这帖子快一年多了， 不知道楼主买没买？

sales极力推荐的房子肯定是commission很高， 那些真正的好房子都是不知不觉地，不声不响地，不为人知地就被抢光了， 等看到大幅广告宣传的时候，已经是别人挑剩下的了，不要就是好房子压着先不买，等烂房子卖完再拿出来。。。

现身说法一下吧，信不信是大家的事情，
我和老婆刚去澳洲工作的时候，被中介忽悠的，在rhodes找的房子，
当时感觉很好阿，房子新，离shopping centre近，离火车站近，
后来发现晚上经常一阵一阵的恶臭，
再后来和同事聊天说这个地方污染的厉害，
由其是本地白人，说起来都恨的牙痒痒，说整个悉尼港禁渔就和这个有关系，
再后来也没有关心了，
再后来，我老婆怀孕，莫名其妙的就流产了，
对我们而言，那可是毕生难忘的痛楚。
总结下来，除了污染，我们还真的没有找到别的原因。

我从哪个以后就下定决心逃离rhodes了，搬到Melbourne, Mount Waverley，很快就有了小宝宝。
唉，世事阿。

前些日子回了一趟悉尼，唯一一个这辈子再也不想去的地方，就是Rhodes了。

另外还有一件事，就是原来住在Rhodes的时候，地下车库被人砸了，对Rhodes印象更差了。

还有一个补充的是，就是在我们离开Rhodes之前，政府每一段时间（我忘记是两周还是两月了）都要引宣传单，
说明整个Rhodes的化工厂所造成污染的修复问题，我留意过一阵，有一些个链接，都是政府部门的报告，
上面大量的关于二恶英的报道，的确想起来都非常非常的恐怖。
有人说什么和中国比如何如何的，实在是无知的表现，一个化工厂的污染，如果比中国大多数地方的污染都轻的话，
中国早就该灭绝了。

所以，如果能不买，就绝对不要买Rhodes包括附近的房子！

不知道澳州政府想干什么，垃圾掩盖成小山，水都污染了，居然还在污染上面盖房子，是政府的问题。
就算人口增长再快，澳洲还没到一定要住在垃圾污染堆的时候吧？

楼盘地址： 10-16 Marquet St， Rhodes

这个盘最差的质量，相对价格最低，最早开发，也一直卖到现在还在卖，想买房子的千万不要选这个开发商。有朋友买哪里的房子，进去一看质量超差！！！
