Lastly, after our meeting, I reflected on the state of affairs in Queensland’s Management Rights Industry and this frankly worries me.
The Chinese are also buying up Management Rights in Queensland and from what I hear they are not always being treated as fairly and as honestly as one would hope. I do not sell in Queensland, I used to work up there on the Gold Coast many years ago and found that the standard of Real Estate ethics was very poor! I witnessed the Japanese investment frenzy of the 80’s-90’s and never got a chance to help one Japanese client...until they realised (a few years later) that they had bought overpriced property. My job then was to try and help them sell out again at ridiculously low prices. Many of them lost money and went back to Japan with their tails between their legs! Not a glowing endorsement of Queensland ethics to its overseas investors.
Now we have a wave of Chinese investors and THIS time I am right on the cutting edge...at least in NSW to be able to help them. However, it occurred to me that if you had investors bound for Queensland and thinking about buying Management Rights up there I could offer a service, to fly up there and meet them and help them buy the “right” property/business for the “right” price?
I would have to charge something of course but its very likely that I can always save them more from scrutinising the sale and negotiating hard for them than they would ever have to pay me? In any event they would at least have another opinion... a kind of insurance policy?
Think about it...there is no rush...its just something I thought about as I was driving home.
