I'm currently building the house as well. bought the house and land packages in June. titled in early Aug, settled in Oct. but, until now the prestart meeting still not started yet. will go to the prestart on Wednesday. hope to move in Oct, but my broker said to me. it probably would happen in Dec when I can move in.

prestart meeting是讨论什么的? 从动工开始, 到handover一般要6-7月.. builder包driveway, fence和landscaping吗?

prestart meeting is discussion about all the materials you would like to use. but, there are only a few approved suppliers they provide to you. you just choose from those suppliers. like tiles/ floors, bricks, colorbond or tiles for roof. door handles, benchtop color etc... all those details. also, the electrical plans.

after the prestart meeting, they will submit those plans to council. and any changes after prestart meeting, they would charge you for amendement.

I'm based in Perth. they advised construction work will cost 5 months, and paper work is about 5-6 months. so, luckily in 10 months would complete the work. however, there are too manythings are out of our controls. just could hope the best, and prepared for the wrose from time wise.

it's all depend on your contract, it's my first time build. and I didnt know I could negotiate and bargain hard with them. so, I didnt bargain at all.

fence and front landscape is free of charges, it's included with my land purchase. I think drive way is included into my contract.
the crossover charges, you would need to pay half of the cost, and council would pay the other half.

does your building contract includes soakwells as well?

Perth会比悉尼这边便宜很多吧,大概什么价格?多大的地和室内面积?

as it's our first house, didnt want to spend much money on it. as might take this as investment property in the future if have the ability to buy a bigger house. So we only chose the display home design. it's not cusomised. in WA below $500k first time buyer get stamp duty waived. so, we tried to control it below $500k. only can get on strorey house.

so the 217 building size, $185k (standard) have to pay extra for any upgrade.

land size is about 400 sqm. and total packages is $450k ( excude upgrade )

no worries, hope your building time go smoothly!

properties in Perth is bit cheaper than Eastern State. as not that many people are living in here. :)

其实是参考了 一家展示房的设计， 忘了哪家， 但感觉很连贯。

发了照片给 builder, 他们说没问题， 为此多付 1K。照片在 LD 那里。

问题是该怎么让builder留线呢?
它有4个开关, 是不是需要builder留 4 switch panel on the wall to the ceiling and on its own circuit 就可以了? 还有排气也需要留好吧?
请有经验的同学,指点一下..

自己买， 叫builder 安装好像 $250,  after hand over 叫人好像更贵。

或者到时私下叫现场的电工装

$250是包括所有的铺线和安装吗? 我们只是提供浴霸就行了吗?

不知道M给不给做...

我问过一个电工..
如果留线,安装费$200
没留线, 安装费$280

这个楼下还不能装吧，而且还要builder装一个排气管通到墙外，不如都让builder搞定

可以问下M。  但是从你的经历看， 赶脚 M 的刀越来越锋利啊

一楼的话， 需要有通气管道，穿过楼板，然后直通二楼屋顶，然后再通到室外。
我看我的builder 是这么留的
