i dont agree with host. as a investor, the reasons for buying a property as follows(cost and profit):
1.rent fees. the property of hina is nearly 3%
2.the house and wages rate. nearly 20.
3.the increased value of property and inflation.
(a).in china ,peope who are rich want to buy property becasue they dont have any other good way to invest, poor people want to buy house because it is a strong need. but at the moment, people can invest to other country like australia, which has a higher return in rent fees. what's more the shreshhold is not high as before. and it's less risky ,that;s people want to move their property.
(b)but the price is too high in beijing, shanghai, and chuangzhou. And also the ROE is too low, that's why chengjia li sell his property and invest to other country.
(c)why the price dont decrease at the monet, who support them.
1.the resident who own the property at old time.( the cost is too hih for living, move to other place and rent property)
2.people who move to the place and buy(it is too high compare to salary)
3.property for commercial use.
4.the only one child ploliy make future new demand decrease
business in china are very competiive. the tax is high, the profit is not remarkable as before.
it's difficult for me to put my opinion in english, and these are just for personal thouht which i havent think throuhtly.
above all, my opinion is that if you want to live the these place ,you can buy one for your self. if u only want to invest property, it's better to put money into other place not the beijing shanghai guangzhou.
i write the page for a evidence that the property of beijing shanghai guangzhou(first line city) will not increase too much as before. |
