Assuming u used ur own cash to pay Stamp duty conveyancing cost roughly around $20000
U mentioned that ur designing plus other professional fees is around $30000
U forgot to include ur mortgage interest payment,
Total mortgage is $300000 for the block plus $400000 building cost( u mentioned u borrowed it all)
Assuming interest rate of 5% (which is low), Your interest payment is around $35000 and that will be from ur own cash
In total u contributed around 165000 of ur cash into the deal and then u end up with $20000 after the sale of all the properties
Therefore ur real profit is around $35000
Right?
