The Central Coast suburbs out-performing the big cities
Every local knows Central Coast prices are shooting up fast, but some suburbs are now outperforming even Australia’s major cities.
Explosive figures released by CoreLogic earlier this week showed huge price growth in many state capitals, but even Sydney couldn’t outgrow the Coast.
Price growth of 18.9 per cent caused a small outcry among Sydneysiders — but the city couldn’t come close to the sleepy suburb of Empire Bay, where house prices have grown 30.5 per cent in a year.
Houses in Tacoma, Windermere Park, Koolewong and Tascott’s are also gaining ground faster than Sydney homes, and a further seven suburbs came out ahead of Melbourne.
Empire Bay’s median house price grew 30.5 per cent last year — well ahead of the Sydney average.
”It’s been undervalued for such a long period of time … (but) the Central Coast is now, slowly but surely, becoming an extension of Sydney” said Matthew Kidd, Principal at Ray White Bensville — Empire Bay.
He said suburbs like Empire Bay, where he lives and works, should expect to see more price growth, as punters are starting to see lifestyle as a key element of their house hunt.
“I think it’s just like a little hidden gem — it’s sort of tucked away,” he said of Empire Bay.
“It’s a village type atmosphere, you’re got water all around you, you’ve got a nice mix of homes — acreages, waterfront, entry level and nice big family homes.”
One local agent said Empire Bay offers a lifestyle Sydney just can’t match.
