Q3:升值潜力小的应该claim interest?
投资房的回报是从两方面的: Capital Gain & Income Stream (Rental Income). 象House租出去的回报率并不高, 但是它有很大的地,为什么有人特别中意投资House, 就是因为土地永远是有限的,它的回报是集中在capital appreciation. 但是Unit/Apartment 来说, 为啥都买在交通方便的地方,因为容易租, 而且租金高. 当然不是说Unit/Apartment 不会升值, 象Bondi, Darlington, Surry Hills,等, 这些高密度的住宅区还是升得很快.不过普遍来是, 它们的投资倾向于Income Stream (i.e. 每个星期的房租). 既然是Income Stream 为主, 越多cashflow越好, 所以可以越早做negative gearing. 自主房可以分租来claim negative gearing, 一般是住房面积的比例来申报可扣税的. 当然the catch is, you incur CGT when you dispose the property.
Q4:为什么450了啊?第一段不是说住人房200加上省去自己外面租要花的200,应该400?interest, Depreciation 12000是怎么来的啊?
两房的房子一房分租的话, 一个房间能租到$200已经算不错了, 因为分租的人本身就为了省钱. 但是两房一套租出去的话,可以回报高一点, LZ也用$450/W, 我就按部就班了. $40W Apartment, 假设$250K建筑Cost, @2.5% = $6,250; 再加上carpet, blinds, rangehood, Hot Water System, Lightings etc $12,000的depreciation已经算蛮高了.
Q5:这段最不太懂。可租6年不用交CGT?没有另外一个main residence,那住哪儿?vary PAYG installment?看新的房子as main residence?
自住房可以拿出来租6年, 然后在这6年中你搬回自住房再卖的话, the property is still treated as yours main residence, therefore exempt from CGT, as long as you don't have another property as your main residence.
住哪儿,该住哪儿住哪儿呗. 很多24-35岁的人买好房子再搬回父母家,或去UK, Europe, US, HK工作; 或再找招租的人来分租.记住目的是省钱,赚钱,积攒来买大房子, 真正的main residence.
因为你有好几万negative gearing benefits, so instead of getting a HUGE tax refund at the tax time, you can elect to vary your PAYG instalment withhold from your wages & salary, i.e. pay less tax every fornight/month, so you have better cashflow throughout the year. Remember $1 today in your hand is worth more than $1 tomorrow from ATO.
