GF的租金能cover。问题是你有没有凭证证明你每月有收租？
这是双刃剑，如果想avoid tax，那这个就麻烦。我因为走agency，所以这个就很好证明。

租金转账记录可以吧，还有签的agreement

Landlord insurance price is ok, but subject to the wording. Not sure how much for each excess fee.
House and content insurance a bit higher, but depends on how much you need to cover, so it is hard to say cheap or expensive.

恩你解释的很详尽

我推荐个人物品的原因是如果claim不影响以后的保费 但是contents会影响你的claim history

必须起码是fair trading下载的出租agreement才可以证明有效。
