There is cover for both rent default and loss of rent during repairs under the policy. Loss of rent during repairs will not cover rent while cleaning, rubbish removal, and repairs which are not accepted as part of the claim are carried out. You do not have to wait until you have a new tenant to claim for loss of rent.
其中“Loss of rent during repairs will not cover rent while cleaning, rubbish removal, and repairs which are not accepted as part of the claim are carried out. ” 啥意思啊?我都怀疑她有没有手误敲错字。
是说清洁,运垃圾以及不接收索赔的项目的维修所占用的时间产生的rent loss,不管赔。对吗?非常感谢。
关于意外damage,她还说“Per event is per event of damage. E.g. spilling nail polish on carpet is one event, putting an accidental hole in the wall is a different event. There is only a maximum of two accidental excesses applied per claim.”。跟你说的意思一样,供大家参考。

保险公司这样答复是正常的。 不过我作为中介基本上是会和租客在special term 里面写明 在清洁完成之前 房子都不算fully handover 回去, 也就是租金必须付到fully handover的时候。 因此rent loss 不是因为清洁所造成的时间, 而是租约在清洁做完之前不算完全结束。 可以避免这个解释。

但是这句话不敢完全苟同。。具体请仔细查看下你的insurance policy。。我的印象中是赔的。 |
