购房合同的special condition

准备签一个合同，有一个特殊条款：
This contract is subject to and conditional on the registration of a Transmission by death of title and upon the the title being issued into the name of the sellers within 21 days of the date of this contract.

请问大家会不会有什么问题。大家有碰到过相似的情况吗？
这个房子的房主去世，会过户给女儿和女儿的cousin.
