请问一下大家怎么看这个区,论坛上的讨论好像不多。
最近是想在这区买一个brand new 2bd townhouse/unit，准备先自住再出租。现在价钱都要380k+了，租金回报的话大概就320一周。有没有住那边呢？怎么看？

Hi, Wandermind,

I am in the office and cannot type Chinese, so you have to read in English.

Reservoir is a very interesting suburb in Melbourne.  It is close to the city in zone 1 and right now is still cheap compared with other suburbs.

You need post the listing to let me provide you with some suggestions.   

To me, i think 380k townhouse with 320/week return is fantastic in current market situation.   The raw return rate is 4.3%.  The norm of the current market return rate for properties is just 2% to 3% or even lower for some areas in Melbourne.

So good return at least.

well it's not the safest suburb but it all depends

i have a friend, she has been living there for many years now and nothing happened to her.

我住过几个月，从日常生活的角度，很方便。train zone 1, 买菜大超市都有，还可以去preston, northland. 安全不用太担心，晚上不要出去乱跑就可以了。就是没什么好学校。投资不用担心，房子很好租出去，附近有大学。
380k如果能买到全新的2bed room townhouse是很好的价格了。

Hi, I did not live there. But as far as I know it is a much safer suburb than the suburbs in the west like footscray, saint alban, Sunshine...

It does not have good schools but do have two universities Latrobe and RMIT. Easy to rent and relatively green than all west suburbs...

I predict it will be a high capital growth suburb in the near future as all other suburbs within the same distance has higher price than this one.  A lot of these suburbs are not as good as this one.

There are a number of shopping centers
    -  Northland
    -  Summerhill ( a small one)
    - Close to the preston shopping center...

Where is this townhouse ?  If you do not like it, could you post the link, I would like to make an offer :) for sure

自住算了，不安全，投资还不错，可是投资的话，买全新的th有点不值得。不如买个二手的，最好是三室的。

昨天还去看了个inspection，地点蛮好，可是由于我们路不熟，开车在周围绕了下，唉！
周围街道那个黑啊！有点伸手不见五指的感觉，第一次在墨尔本发现那么黑的街道，吓都吓死了。
就算离火车站近，这晚上回家也挺担心的！

涨的不多啊。我2年前住那个区的时候就要350k左右了。

I havent got a chance to have a look actually...you can search on realestate.com, i found plenty there...I think the price may be higher...:) thanks again

I saw a very nice 3bd house there asking 400k...not sure whether it was the one you went to inspect...haha

在这个区，我从来不看th的，只看带地的house。

东南的话，看th和unit。

I think $320 pw is a bit low...that's the problem...
