请大家帮忙看一下，下面这2个BUILDIG AND PEST REPORT 上的问题严重吗？好像每个旧一点的房子的report上面都有各种问题，但是不知道下面这2个是否是严重到不能买的程度？打算买来自住的HOUSE.
1.Fungal Decay Caused by Wood Decay Fungi found
Description
Yes - Fungal Decay (wood rot) was noted to the following timbers/areas.
Affected roof timbers
Gable ends.
2. Internal Walls Condition:
Evidence of lateral damp was noted. This may
be the result of a cavity bridge, plumbing leak or
other undetected moisture source or defect.
This situation should be further investigated and
rectified
