求助：后院邻居建房问可不可以在我家院子里弄个draignage easment

想不到我也会遇上这种事情，求助大家 给点意见。

去年末后院邻居拍下旧房子，打算重建，今天收到一封信如下：

we are proposing to redevelop our property.

council advised in order to proceed with our proposal, required to put forward a proposal for drainage of storm water.
Two options:

1. obtain a drainage easement to convey the stormwater runoff from our property to your property;

2.  alternative a drainage easement is that our development be pumped and/or charged to our street, and /or an absorption/dispersal trench system in the rear yard.

you might be affected by these options as the runoff from this system could flow towards your property in excessive rainfall or failure of the system because of the slope of the land.

一些大概的信息， 邻居是我家后院， 地势大概微微我家低一点， 但后院基本持平。
问题是，1. 不明白，本来的旧房子不是有雨水排水系统的吗，他们不能用自己以前的排雨水系统吗？我住这么多年都和前邻居相安无事啊；
2. 估计邻居说的是他后院的雨水排水？council有新的规定？

大家帮我分析一下怎么回事？ 立场上我肯定不愿意自己家土地有easement的。他的第二个建议；把雨水抽到他家前院进入他街道排水和在他家后院弄个什么adsorption trench system， 这个是什么东东？ 如何运作的？雨水会倒流进我这边吗？住了这么多年 这么多大雨都没见过雨水能倒流进我家的 所以问问这个会有风险吗？

旧房的排水系统就算有连到你家，也不会满足新标准了，邻居建新房一定要走这个流程，要么接到你家，要么自己用泵解决，你只要说不可以就行了，邻居就可以立即开始下一步了。

选二，就是要邻居挖个储水的，用水泵把水排到大街上，一般来说对你没啥影响，除非水泵坏了，刚好一段时间都下雨的

好的 谢谢回复 我也打算reject 然后邻居就可以让他的engineer走其他options， 不过邻居就发了这个信 下面让我选择1还是2 签名 地址，都没有写理由的地方。 我拒绝了 council会过来找我麻烦吗？

没有影响就好，我担心他说雨水倒流的问题，如果只有极端情况才会发生，我应该不用担心这个，话说我自己后院的排水系统还挺好的。

我是十万个不愿意有easement；如果邻居有其他选择就不应该麻烦周围邻居。

说到sydney water就来气，我门口drive way的雨水排水口一下大雨就冒水，还有厕所sewer water这种水出来; 这几年年年打电话去SYDNEY WATER complaint 每次找人来看看弄弄  从来看不好，一下大雨就又变喷泉。。。。出来厕所纸的那种

居然说雨太大了，雨水管把waste water也冲出来了。。。怎么做到的？！

Problems can occur when stormwater runs into the sewerage system. The integrity of sewers is often compromised by illegal stormwater connections, faulty joints, tree roots cracking pipes, redevelopment of property and age.

Stormwater infiltration into the sewer during and following rainfall events can cause the sewerage system to have too much water and to discharge through designed overflow points in creeks and stormwater drains.

希望上次半年前修好了 估计是树根原因。 waste water不能直接排外吧 要处理过才可以。估计树根把管道弄破 wastewater跑雨水管里去了。反正打了4次电话 修了4次，希望修好了。

他们家没有easment所以只有这两种方法，当然不能给他做一，有谁希望自家后院被别人挖个大坑的。
