请问大家了解Zac Homes这家开发商吗?最近在关注他们在schofield的一个地产项目,向大家了解下,大家对这开发商,对这项目都有些什么认识,请share下。。。

Do not trust this builder! This is the worst experience EVER. Their sales tactics are pushy "there's someone else who has signed, do you want it or not?" 10% deposit for land and 15k deposit for home without a cooling off period sends shivers down my spine. the realtor they partnered with didn't know the answers to all questions regarding the property in question. Earlier in the negotiations, with so much resistance, decided to take a MASSIVE risk and exchange contracts (with their pushy techniques of course price change over night blah blah) When it came to signing, was quoted for a higher price and given another persons contract for the same lot.

More dishonesty, imagine this person had already signed a contract (& paid deposit) but this builder and their realtor was willing to give it to another. If you're paying $20k more (accidentally discovered this through their mistake and the other persons contract they sent me) they will jump through hoops for you including revoking another persons contract and deposit. To go into detail, was given an inflated price in the beginning, then later found in their contract they increased the land price then was sent a quote for $20k lower price and said that was a mistake again. A double mistake rings alarm bells!

Contracts don't lie! Instead of apologising or fixing the mess their realtor asked for the buyer to deal direct with the builder when the realtor is supposed to be dealing on your behalf. Another lovely surprise was their contract which included a 3% price increase in their clause, so much for "fixed price".
Be very wary of signing with this builder, read the contracts VERY clearly and by fine tooth comb by your solicitor. I cannot emphasise enough to make sure you triple check any hidden costs or price changes (& future price changes yes there are clauses) and whether you're paying the inflated price.

Research the builder you will be building with and materials they will be using in comparison to others. because if you're paying "cheaper" the workmanship will also be cheap! Even lower end than standard finishings in all honesty - you get what you pay for, or in this case you DONT get what you're paying for. For the price they charge for house only (land not included) $300K+ the inclusions are of lowest standard compared to other reputable builders - you are getting taken advantage of. Would NEVER EVER build with these disgusting unprofessionals who take advantage of people. Always have a cooling off period in any contract dealing with large amounts of money and you shouldn't pay more than 5% deposit for over $200k jobs. Be warned!

应该早点来论坛里面查一下这个ZAC Home,确实非常差。盖房子工期延误,最后交房阶段只知道一味要你付final payment。银行要求第三方做inspection,一直拖着不联系。公司的所谓client liason manager就是个白痴,每个周一就知道发封信催你付final payment,之前的邮件和电话要他们去联系第三方valuation company丢在一边只当没看见。
